Every ADA-compliant sidewalk inspection we run checks eight specific things required under ADA standards and NYC DOT sidewalk specifications. Here's what we're looking at and why it matters.
Sidewalks need a minimum clear width of 36 inches in most cases. Narrower sections are only allowed in short stretches, and turns around obstructions need extra width to let a wheelchair make the turn. If your walkway pinches down near a sign, planter, or utility box, that's a common width violation we catch.
Curb ramps are required anywhere a sidewalk meets a street or driveway. The ramp slope can't exceed 1:12; the ramp needs a detectable warning strip (the raised bumps in a contrasting color), and it can't have a cross slope over 1:48. Missing, cracked, or out-of-spec curb ramps are one of the most common ADA compliance issues we find on commercial properties.
The running slope of a sidewalk can't exceed 1:20 (5%), and the cross slope can't exceed 1:48. Sunken slabs, tree root heave, and poor original grading are the usual causes of an out-of-spec slope, and once a slope goes past 5%, it legally has to be treated as a ramp, which is a different, stricter set of rules.
If a sidewalk is narrower than 60 inches, it needs a passing space at least every 200 feet, either a 60x60 inch clear area or a T-shaped intersection. This matters most on long stretches of storefront frontage. We find this missing on almost every strip mall and multi-store block we inspect.
Any raised or sunken slab with a change in level over ¼ inch counts as a trip hazard. A beveled edge up to ½ inch is allowed, but only if the bevel slope is 1:2 or less. This is the single most common issue we find during a walk-through. It's also the number one cause of sidewalk trip-and-fall lawsuits.
Expansion joints, cracks, and grates can't have gaps wider than ½ inch. Anything more and it's a hazard for wheeled mobility aids and a trip risk for everyone else. Our detailed inspections uncover hidden gaps that may not seem serious but can create accessibility barriers, increase fall risks, and lead to ADA compliance issues.
ADA-compliant sidewalks need a hard, stable, slip-resistant surface, making concrete a common choice. Loose gravel, unbound materials, and rough surfaces like cobblestone or pavers create vibration and resistance issues for wheelchair users, even where the material isn't explicitly barred.
Smooth, polished, or worn concrete gets dangerously slick when wet, and it's a hazard for anyone using a cane, crutches, or a walker. We flag surfaces that need texturing or resurfacing as part of the inspection. We test for slip risk the same way an inspector would, before it becomes a claim.
